It has been one crazy month, primarily due to lack of inventory in our market. This covers a large area, from Richmond, El Cerrito, Kensington, Berkeley, Albany, Oakland to Piedmont. There are plenty of buyers who are placing bids on properties way over the asking price, without contingencies. In fact one property located just west of Telegraph Ave., priced reasonably, had 45 offers. More information:
A. Interest rates remain low,
B. The seismic rebate from the transfer tax is still in place for Berkeley,
C. Still no clear answer for the Creek Ordinance but Berkeley Mayor Bates has formed a panel for discussion.
D. If homes located in the Fire area of Berkeley have decks that need to be replaced, there is a special building code that requires heavy timber. This wood is larger in size, heavier, difficult to work with and obviously more expensive to purchase and install. I have copies of the code if you are interested.
For daily computer entertainment I subscribe to 'Word of the day' on the internet: www.merrian-webster.com and just recently came upon 2 words that may define buyers actions in our market.
The first is aleatory, adjective, and defined as 'characterized by chance or random elements'. This best defines the successful bidder on property.
The second word is vicissitude, noun, defined as
'a: a favorable or unfavorable event or situation that occurs by chance,
a fluctuation of state or condition;
b: a difficult or hardship attendant on a way of life, a career, or a course of action and usually beyond one's control;
c: alternating change; succession'.
This is when you are in a back up position for a property and the first transaction falls through and guess what - you really are the winner.
So here comes the "SPRING MARKET" and I am sincerely hoping for all of you that it will be lively and offer a great selection of properties.
