Summer is here - school is out - and vacations are in the works! It's also the primary time to buy or sell real estate and due to many factors, it really is!
I have colleagues who work in the Tahoe areas and they have to wait for summer to even see the properties if there has been heavy snow fall. And for my colleagues on the East Coast summer is the prime time if you live near a lake, a forest or development that has a swimming pool. I feel quite fortunate to live in Berkeley; the spring has been beautiful with roses everywhere, the hills are green and the nearby parks are open and ready for the summer visitors.
Of course I would like you to stick around for my Sunday Open Houses but I understand. It's hard to gage just when to bring a house on the market - a parade one weekend, Mother's Day, Father's Day, an important baseball game or just a beautiful day and you want to go to the beach. I understand. So if you can't make it just call and we can arrange for another day! We are still in a fairly fast market with well priced home so I wouldn't want you to miss out.
Speaking of open houses - get ready for the Virtual Tour. If you are putting your house on the market remember the camera's eye tells all. You can do a number of things just prior to the professional's photo op. Walk through every room and pick up items that don't belong - like the forgotten stack of magazines on your footstool or the shoes lounging by your bed. They will be obvious in video or photos and can distract the viewer. In fact, if you have a camera or phone with a camera, snap a few shots and take a look. What sticks out at a glance will surely be the first thing a potential buyer would notice too. And a good rule of thumb is that the only furniture in the room should accurately display what the room is. Removing extra side tables or a chair in the corner that's hardly used will make the rooms look larger and allow the viewer to imagine his or her furniture in the space.

Now the market:
With all the wincing, hand wringing, beads of sweat and baskets full of purchase contracts that didn't make it- consider - we have the lowest consistent loan rates in quite some time (remember me telling you I bought my first house when the rates were at a low - 12.5%). Buyers need to qualify (what a concept), houses need to appraise at market value (of course!) and Sellers need to be patient because it all takes a little longer. It's a great time because after I have the windows washed, the house professionally cleaned and the stager doing his thing and the professional photographer completing his tour, the homes look terrific. Real Estate is fun, exciting, challenging, rewarding for buyers and sellers, and changing. I'm not worried about our market; homes have sold during the Great Depression, they sold during every War, during every crisis and they are selling now too.
