SOME STATISTICS FOR YOU TO PONDER

The total number of properties on the market for Albany, Berkeley, El Cerrito and Kensington, in the price range from $675,000 to $1,000,000 is 57. 34 of those listings have been on the market since July 17 and of those 34, 19 were put on the market last week. I find it interesting the scheduled dates for offers: of the 34, 24 listings did not have offer dates. This implies 1) the sellers might be willing to take an offer relieving the buyer of being in a competitive situation and/or 2) the sellers not sure of their price but willing to test the market.
For the same areas, in the price range under $675,000, there are 41 available properties, 15 of which are condos.
First time homebuyers begin their search in the low $500,000 and can often result in purchasing in the high $500,000 to mid $600,000. The number of competitive offers is very high in this range and can result in sales over $675,000 .
The forecast for September: Right after Labor Day, there will be more properties on the market with higher asking prices to acknowledge fewer buyers in the market and therefore less competition to drive up the price. Our advice now to sellers: place your property on the market for a price you are willing to accept, not a hopeful price reached by competitive offers that may not materialize..
For senior citizens, accepts transfers of property tax base assessments from other California counties or within the same county. Counties that are participating are Alameda, San Mateo, San Diego, Orange, Ventura, Los Angeles and Santa Clara. Of course there are requirements for the home sold vs the home being bought, but this proposition absolutely helps seniors wanting to buy down.
