Here is a quick comparison of the number of real estate transactions (Active, Pending and Sold) within Albany, Berkeley, Kensington, El Cerrito, Oakland and Piedmont for the month of September, 2005 versus September 2004.
Albany: 36/14
Berkeley:126/87
El Cerrito: 54/33
Kensington: 9/6
Oakland: 622/398
Piedmont: 25/16

As a board member for The Aurora Theatre (www.AuroraTheatre.org) I attended a conference sponsored by Theatre Bay Area in San Francisco. I learned how little programs for the Arts in the State are funded - less than $.03 per person. California comes in close to the last of other states, including Guam. Hard to believe in an area so rich with talent, where every day one can experience music, dance, visit a museum, theatre, readings, etc.. In my business of real estate, I see how important it is to keep the arts alive; it makes our area an exciting place to be and raises the bar for education at all levels. So the next time your favorite museum, local theatre, dance group, or even book store offering a special reading, calls for sponsorship, don't be shy, they need your help. That doesn't quite describe a real estate agent, but it does describe the business of real estate in recent years. Thanks to the internet the speed by which we do our business has changed dramatically. Perhaps you remember our Multiple Listing Book that was printed and distributed every other week with lists of properties new on the market, pending or sold.
Then came computers and we would know of new listings shortly after the ink dried on the contract. To slow the process, waivers are now used that allows a contract to be signed by a seller and their agent, but input to the multiple listing service (MLS) is delayed while the property is prepared for sale. And now the MLS information is delivered straight to potential buyers as they search for properties on the internet. And when a property hits the MLS, the home must be ready to show in a moments notice. Taking advantage of the "new on market", serious buyers plan ahead to set aside time for looking at properties as they come on the market. Fortunately for sellers, buyers have become accustomed to the pace of finding a home and having to make their life time decision after only a few days of research and contemplation. Even if the marketing timeline changes, from the moment a decision to purchase a home is made to the closing date - the total time taken for the transaction is still only about 30 days. Amazing.
