That is 50% right. If I can base our activity on just 3 weeks of sales in January, then I would say our market is right where we left it last year. Multiple offers on homes that are priced right, good location and don't have a lot of problems. Problems; meaning estimates for termite repair over $10,000, or other known defects that are reported prior to marketing. Listings in my office have had 3- 8 offers with the final sales price exceeding the list price anywhere from 10-20%. The key here is to price the home right, disclose everything you know and have the home looking good for marketing.

In our surrounding communities the local governments have created ordinances to be implemented at the time of sale (Point of Sale Ordinances). The City of Berkeley will soon put into place an ordinance that requires the sewer lateral be replaced or repaired, similar to the Albany or El Cerrito and Kensington (Contra Costa County) ordinances. We don't know the procedure; that is whether the Seller must have this work done prior to close of escrow, of if the Buyer can assume responsibility. One of the major reasons for this replacement is many of the sewer lines are of old clay that were installed, in some cases, over 100 years ago and are failing. During heavy rains, the waste from the sewer line merges into the storm drains and that water becomes contaminated. This un-treated water eventually finds its way to the bay or overruns onto city streets and private property. Depending on the distance from your sewer line to the middle of the street, the cost averages $3,500.
